Why north Phuket is the growth story
Development and prices have been shifting north for years: Bang Tao has climbed into the premium bracket, and buyers looking for "Phuket by the sea without the crowds" increasingly choose Nai Yang. Supply here is physically capped by the national park — no mass high-rise projects will appear by the beach, which protects both the area's character and property values.
- The most affordable beachfront-area entry on Phuket: new builds from ~฿123k/m² versus ฿180–250k/m² in Bang Tao.
- The airport 7–10 minutes away — convenient for "land-and-check-in" rentals and for living between two countries.
- A quiet area with no nightlife: the audience is families, long-stay guests and remote workers.
- Project prices — floor plans & prices, and how it compares with the neighbouring projects — Olive vs Residencies vs Serenity; rental economics — rental yield.
Freehold in Nai Yang: how a foreigner takes full ownership
Nai Yang is built up with condominiums — and a condominium is the only form of Thai property a foreigner can own outright in their own name. Not through a company, not on a long lease, but freehold with a chanote title deed.
- The 49% quota. Thailand's Condominium Act reserves up to 49% of a building's residential area for foreign freehold ownership. While the quota is open, freehold is available; once it is filled, a 30-year renewable leasehold applies.
- Registered at the Land Department, with a chanote issued for your specific unit. You do not have to fly in: the transaction can be completed by power of attorney.
- At The Title Olive the freehold registration surcharge is ฿300,000 on top of the unit price — an option, not a mandatory fee. Every cost is itemised on the payment plan and costs page.
- Investor visa. Since 2026 a freehold condo purchase from ฿3M grants a renewable one-year visa with no "visa runs" — every apartment in the project clears the threshold.
- Ownership, taxes and remote purchase are covered in detail under ownership and legal.
